Why We Bought It

Comparable sales within 0.5 miles have trended from $190K in 2022 to $255K+ in Q4 2024, with well-rehabbed 3/2s regularly trading at $260–$275K. The property's lot size (6,800 sq ft) and detached garage provide additional value.

Current Status

Construction is approximately 60% complete. Kitchen framing is done, new HVAC equipment is staged and ready for installation, and rough electrical has passed inspection. We are on track for a mid-June listing.
